WHAT FURNITURE DO I NEED TO MOVE WHEN REWIRING MY HOME? What do I do with my furniture?

When you are having your property rewired whilst you are living in the property you will have all of your furniture still in the property. This furniture will need to be moved to help aid the electricians carrying the work out. Where and when you move your furniture depends on a few factors. Below is a guide although your electricians carrying the work out will advise during the works.

DOWNSTAIRS

If you have floorboards on the ground floor then whilst having your downstairs sockets rewired it is advised and also makes the work much easier if you move all of your furniture into the middle of the room, this allows the electricians to lift the floorboards up in the corners of the rooms where you will be having your sockets installed. This will allow the electrician to feed his cables under the floors using some cable rods. This helps speed up the rewiring with minimal lifting of the carpets. Once the sockets are wired and chased into the walls the furniture such as settees can be put back in place.

If you are having your downstairs lights rewired then it is advisable to have your furniture around the edge of the rooms ensuring the centre of the room where the lighting pendant is situated is clear, this helps with feeding the cables under the floor from the upstairs and fishing the cables out in the correct lighting locations.

UPSTAIRS

Rewiring the upstairs is a little trickier when it comes to the furniture. Wiring the sockets is the same process as the downstairs, however, when rewiring the downstairs lights, the electricians will need access to the floorboards in the centre of the room, this will allow them to access the lighting points downstairs and also the switch cable drops downstairs. The electricians will still try and only lift the carpets around the perimeter of the room, this helps with restoring the floorboards and carpets at the end of each day. The landing area is usually a key cable run, most of the upstairs cables and some of the downstairs cables will be run under this floor area, it is advisable to move all furniture from the landing area, this will help as usually all of the landing carpet will be lifted each day to allow the electricians to lift the floorboards and drill cable holes into these joists.

BREAKABLES

It is advisable to place all breakables/valuables in a safe place, these items may be TV’s mirrors, vases, pictures. As your electrical rewire will require the moving of the furniture it is possible these may get damaged. A lot of customers place these either in their garage or conservatory or in a spare bedroom out of the way. If you do store these items in these rooms, then these rooms will be the last to be rewired. Your electrician will advise when it will be safe to move these items on a room by room basis

WHAT IS PART P REGISTERED?

WHAT IS PART P REGISTERED? And what does it mean for me?…

This is an important question we get asked at Fylde Coast rewires all the time. Simply it means that the electrician or electrical contracting company that is carrying your electrical work out can sign off your work with your local council building control.

Most domestic electrical work carried out in England and Wales since 2005 falls under Part P of the Building regulations PART P. The idea behind this was to improve the standards of electrical installation work across England and Wales. If electrical work has been carried out to British standards (b.s.7671) for electrical work then ALL installations should be accompanied by one of two certificates, either a minor works certificate or an Electrical Installation Certificate. It had been noted that too many consumers and householders were having poorly installed electrical installations with no paperwork or guarantees in place. This prompted the British Government to include electrical installations within the building regulations.

Following on from this introduction there was a number of electrical industry schemes where the electrician or electrical contractor could register under the Competent person scheme (CPS)www.niceic.com/householder/findacontractor. This enabled electricians to demonstrate competency within the industry so they can Self Certify their work with the local Council building Control. Some of the scheme’s electricians can register with are

NICEIC – www.niceic.com

NAPIT – www.napit.org.uk

The NICEIC are probably the most recognised of the scheme providers and who Fylde Coast rewires are registered with.

Typical electrical work that is carried out and is notifiable under Part P of the building regulations are the following

  • The Installation of a new circuit
  • The replacement of a consumer unit/fuse box
  • Any additional or alterations to circuits in a special location such as a bathroom/shower room.

If you are having your Fylde Coast property rewired then this will most definitely fall under Part P of the building regulations. Your electrical rewire will be having all of the listed works above carried out during the rewire.

It is advisable before any electrical work is carried out which certifying body is the electrician or contractor registered with. Each registration carries a membership number which can be checked with the registering body if you are unsure.

On completion of any electrical installation work that falls under the above Part P registration you should receive two certificates. One will be the Electrical installation certificate and the other will be the Part P certificate which will detail work carried out, who the contractor was that carried the work out and the date the work was completed along with the electrical installation certificate number associated with the work. It is important you receive these certificates as it will be difficult to sell or insure your property without these important documents.

If you choose not to use a registered electrician, then your work can still be signed off through your local councils building control. The fee for this differs from council to council although we would budget between £300-£400. They will still ask for the relevant electrical certificates and may also wish to visit the works during installation. Choosing this option obviously can cause delays and disruption to your project and add extra costs to it also.

WHY WOULD I NEED MY PROPERTY REWIRING?

There are different situations where you need to, or it makes sense to rewire your property. This week we are carrying out two electrical rewires which are in need of a full rewire for different reasons.

Our first rewire is on a three bedroomed detached bungalow over in Ingol near Preston. This property is about to undergo on a major property renovation due to the property lying empty for a while. It is obvious to the untrained eye that this property needs a full property rewire. As this property is about to undergo a full renovation the first job the owner is carrying out is the electrical rewire. Having your property rewired is one of the largest jobs that will need doing to a property, it can be messy, dusty, the floor boards will need to be lifted as well as carpets and walls chased. Rewiring your property whilst it is empty makes the most sense and is the most cost effective. Once the rewiring is completed the next stage of the renovation will be new heating installed and then onto the kitchen and plastering. This property will be fabulous once the renovation work is complete.

Our second property rewire is on a four bedroomed detached property in Lytham St Annes. The reason for this property needing a rewire is the property is due to be rented out, in April 2021 the law changed for rental properties, every rental property in England and Wales requires an in date EICR electrical inspection certificate. Sadly, this property had an unsatisfactory EICR report returned. The electrician who carried out the EICR referred Fylde Coast rewires to carry out the electrical rewiring.

One of the reasons Fylde Coast rewires have been referred for this job is that the property is currently lived in which leads to a different method of rewiring the property. As there are people living in the property, we must ensure that at no point in time the customers are left with no power. In order to do this, we need to rewire each circuit completing both the first and second fixing work within one day. Rewiring it this way, we ensure the customers are happy, they still have power, all their floorboards and carpets are fitted back in place each evening. Usually when rewiring a lived-in property, we only work between the hours of 8.30-4.30 Mon-Fri. This ties in with the school times. The outcome of rewiring this property will ensure that the Landlords will have a satisfactory EICR electrical certificate issued on completion. Also the Landlord receives a full and un limited 12 month Guarantee which helps with any electrical call outs that may be needed in the first 12 months.

Two Bedroomed Semi-Detached Electrical Rewire In Manchester

This week we have carried out a full electrical rewire of a two bedroomed semi-detached house over in Droylsden in Manchester.

This property had originally failed an EICR electrical inspection. The owner had put off and put off the work due to being worried about the stress, mess and upheaval of the work. We are happy to report that we have completed the electrical rewire in three days and put the customers mind at ease. The floors and carpets were put back and restored every evening along with tidying and hoovering the carpets at the end of each day.

Our customer now has a safe and secure home with the minimum of disruption. The rewire was completed in full including the issue of certificates within three days.

CAN YOU REWIRE AN APARTMENT WITH SOLID CONCRETE FLOORS AND CEILINGS?

Last week Fylde Coast rewire’s had been contracted to carry out an apartment electrical rewire over in Lytham St Annes. As far as electrical rewires are concerned, this was a tricky project.

FCR Originally carried out an EICR (Electrical Installation Condition Report) when the owner had first bought this property. On completion of the EICR, it was noted that there was no earthing on the sockets, this was mainly due to the circuits being wired in Pyro. Pyro was in it’s day a great cable, it is durable, fireproof and hard waring, sadly, just like ourselves this does not last. With the amount of remedial works required to bring the installation up to a safe and current standard, it was more cost effective to rewire the property.

The biggest obstacle to rewiring this property was the solid concrete floors and ceilings the only option was to chase around the top of each room, the wiring regulations B.S.7671 state that the top 150mm of each room is a designated cable zone, this allows you to run your cables around the top of the rooms whilst keeping within the wiring regulations. The wiring regulations also state that a cable zone can run from floor to ceiling within a corner of a room, again keeping to the 150mm wide chase. So, this is how we installed the cables, there was a lot of chasing and dust, dust was kept to a minimum by only chasing one room at a time and tidying and vacuuming the rooms on completion.

The rewire was completed in four days excluding the second fixing of the bathroom and kitchen, this was due to the kitchen and bathroom not being installed when the rewire was completed, we will call back in two weeks to complete the second fix work.

MELLING PERFORMANCE SPRINGS, A LITTLE BIT OF THIS AND A LITTLE BIT OF THAT

This week Andy and Tom have been carrying out various electrical remedial works at Melling performance springs in Lytham St Annes. The work carried out was varied and mostly consisted of the following

  • Replacement of Fluorescent light fittings with LED light fittings in the offices
  • Installation of data points in the offices
  • Installation of galvanized cable trunking
  • Installation of a three-phase supply
  • Re lamping high-level lighting in the workshop areas
  • Upgrading the main supply tails on the in coming supplies to 240mm main tails

All of the work was carried out successfully and within the allotted time frame allocated including working with Electricity Northwest who came to site to isolate the incoming supplies whilst the main tails were replaced.

5 CAMDEN PLACE WINKLEY SQUARE

This week, Jordan and Tom have been back to our 7 apartment development on Winkley Square in Preston.This project has been going on for what feels like a life time, we originally rewired this building and had the first fix of all apartments complete by March 2020, then the lurgy 🤮🤮appeared, this had a major impact on the build schedule.

Fast forward to March 2022 and our FCR onsite team have five of the seven apartments second fixed, on this project we have completed the following
